Roofing FAQs

Choosing the right roofing material for your home is an important decision. There are many factors to consider, including cost, durability, and appearance. Here are answers to some commonly asked questions about roofing to help you make an informed decision.

  • How Do I move forward on a roofing project?

Get at least 3 estimates, unless you already know who you’re going to use, based on trust or previous job experiences. Use a contractor who has been in business at least 20-30 years. Try to avoid “Storm Chasers,” which might not be in business 2-3 years after the storm.

  • How do payments work?

Typically, a contractor will ask for materials money (about 1/3) as a progress payment. The contractor will usually ask for additional

payments after major components are finished. The Final Payment is due when all work is finished and the client is happy with everything.

  • How long do Commercial Flat Roofs last?

Old Tar & Gravel Roofs used to last 20-30 years, but due to insurance problems, they aren’t used much anymore. Torch down, Modified Bitumen applied roofs, last approximately 10-12 years, but best to avoid.

EPDM fully adhered roofs, virtually Hail Proof, can last up to 40years an has a 15 year Labor Warranty. The Material & Labor Warranties are typically purchased by the contractor, via the manufacturer.

TPO is an excellent roof and is more solar reflective, but is less strong in Hail situations. TPO has up to a 20 year material warranty.

  • Do Commercial Roofs have to have Insulation?

Most Municipalities require a R30 minimum R value. Therefore, the roof will have a hard foam insulation board, plus half-inch Dense-Deck, with appropriate fasteners, under the roofing membrane.

  • What are the different types of roofing?

The most common types of roofing materials are asphalt shingles, wood shakes, clay tiles, slate, and metal. Asphalt shingles are the most economical option and are available in a variety of colors and textures. Wood shakes and clay tiles are more expensive but offer a more natural look. Slate and metal roofs are durable options that can last for decades, but they come with a higher price tag.

  • How do I know if I need a new roof?

If your roof is more than 20 years old, it may be time to start thinking about replacing it. However, the lifespan of your roof will depend on the type of material used and the climate in your area. If you live in an area with harsh winters, your roof will likely need to be replaced more frequently than if you live in a milder climate. You should also have your roof inspected by a professional every few years to ensure that it is in good condition and identify any potential problems before they become serious.

  • What are the benefits of a metal roof?

A metal roof is a roofing system made from metal pieces or tiles. It is a popular choice for both commercial and residential buildings in locations with heavy snowfall or severe weather conditions. Metal roofs are durable and long-lasting, often lasting 40 years or more with minimal maintenance. They are also fire-resistant and energy-efficient, reflecting heat in the summer and keeping buildings warmer in the winter. In addition, metal roofs can be installed over existing roofs, which can save time and money during construction. Overall, metal roofs offer many benefits and are a great choice for any building.3. • How can I extend the life of my roof?

The roof is one of the most important features of your home, and it is important to take steps to protect it. Here are a few tips to help extend the life of your roof:

    1. Inspect your roof regularly and repair any damage as soon as possible.
    2. Make sure your gutters and downspouts are clear of debris so that they can properly drain water away from your roof.
    3. Trim trees and shrubs around your home so that they do not rub against or grow into your roof.
    4. Have your roof professionally inspected and cleaned every few years to remove any built-up dirt or debris.

By following these simple tips, you can help ensure that your roof will last for many years to come.

  • What are the signs of a roof leak?

One of the most common problems that homeowners face is a leaky roof. Although a small leak may not seem like a big deal, it can quickly lead to major damage if it is not repaired in a timely manner. So, what are the signs that you have a roof leak? One of the most obvious signs is water stains on your ceiling. These stains are usually dark and can indicate where the water is coming into your home. Another sign to look for is damaged or missing shingles.

If you notice any bald spots on your roof, it’s a good idea to have it checked out by a professional. Finally, if you notice any mold or mildew growth in your home, it could be a sign that there is a leak in your roof. Mold and mildew need moisture to grow, so if you see these growths, it’s important to have your roof inspected as soon as possible.

  • How do I repair a leaky roof?

If you have a leaky roof, the best course of action is to call a qualified roofing contractor to come and take a look. They will be able to assess the situation and advise you on the best way to proceed. In some cases, the damage may be minor and can be easily repaired. However, if the leak is more serious, it may be necessary to replace the entire roof. Whatever the case, it is important to address the problem as soon as possible to prevent further damage to your home. A leaky roof can lead to serious problems such as mold growth or structural damage, so don't delay in getting it fixed.

  • How do I prevent ice dams on my roof?

Ice dams can form on roofs when the temperature outside is cold and there is snow or ice on the roof. When the sun warms the roof, the snow or ice melts and runs down to the edge of the roof. However, if the temperature outside is still cold, this water can refreeze, forming an ice dam. Ice dams can cause damage to roofs by clogged gutters & trapping water and allowing it to seep under shingles.

They can also lead to leaks, mold, and rot. To prevent ice dams from forming, it is important to keep the roof clear of snow and ice. This can be done by shoveling or using a roof rake. In addition, it is important to insulate the attic so that heat does not escape and melt the snow on the roof. By taking these precautions, you can help prevent ice dams from damaging your roof.

  • What are the benefits of green roofing?

Green roofing is a type of roofing that uses vegetation to protect the roof from the elements. The vegetation can help to insulate the building, reducing the amount of energy needed to heat and cool the interior space. In addition, green roofs can help to absorb rainwater, reducing the strain on local stormwater systems. They can also provide a habitat for local wildlife, and they can improve air quality by releasing oxygen and absorbing pollutants.

Green roofs have many benefits, but they require more maintenance than traditional roofs. The vegetation must be regularly watered and trimmed, and the roof must be inspected for damage from insects or other pests. However, for buildings located in areas with high temperatures or frequent precipitation, green roofs can be an excellent way to reduce energy costs and help the environment.

  • Are there any special considerations for residential flat roofs?

While flat roofs are not as common as pitched roofs, they do have their own distinct advantages. For one, they are much easier to construct and require less material than a pitched roof. Flat roofs also tend to be more durable and last longer, making them a good choice for commercial buildings. However, there are some special considerations that need to be taken into account when installing a flat roof. First, the roof must be properly reinforced to support the weight of the materials used.

Second, the roof should be sloped slightly to allow for drainage, and all seams and joints should be sealed to prevent leaks. By following these guidelines, you can ensure that your flat roof will provide long-lasting protection for your property.

  • How to choose a roofing contractor?

When it comes time to select a roofing contractor, there are a few important factors to keep in mind. First, it is important to choose a contractor with experience. Ask for references and check online reviews to get an idea of the quality of work that can be expected. Second, be sure to get a written estimate of the cost of the project. This will help to avoid any unexpected charges later on. Finally, make sure that the contractor is properly insured. This will protect you in case of any accidental damage to your property during the roofing process. By keeping these factors in mind, you can be sure to choose a roofing contractor that will meet your needs and expectations.
